Complementary Moving Services
This is an offer exclusive for Seniors and you must be 65 or older to qualify. If you are moving into a retirement community or family members home, The Cupolo Crew will arrange to have all of your belongings packed and delivered to your new place of residence. We will also arrange to have all your furniture set up and belongings unpacked. This service is complementary when you sell your home with The Cupolo Crew

Preparing your Home to Sell
We are getting close to the time to list the house for sale. A lot of the big decisions have been made and some heavy lifting has been completed. You have decided what you will be taking with you, all the valuable items that you no longer require have been sold thru the content sale. Any unsold valuable items have been delivered to local charities. There are only a couple more tasks to perform before the house hits the market. There will be some things left over that have no value or purpose and need to be disposed of. These items will be gathered up by The Cupolo Crew and taken to the local waste management facility.
The last item on the list is for The Cupolo Crew to clean, arrange and add any staging touches that need to be addressed to make the home in Tip Top shape & ready to sell.
All these services are provided by The Cupolo Crew at no cost when you hire us to sell your home
Pre-Listing Home Inspection
Part of the client care we provide is having the house inspected by a Certified Home Inspector prior to putting the house on the Market. The advantages of doing a pre-inspection are numerous . The main reason is to make us aware of any unknown issues and if needed, properly disclose these issues to any potential buyer. Being transparent from the start will result in a smoother transition thru the offer and closing periods of the transaction. It also eliminates any surprises that may come up once we have a buyer who is interested in purchasing the home. It also protects us from an over-zealous home inspector that could make a big deal about something that really isnt as big of a problem as they may suggest.
This complementary service is provided when you list your home with The Cupolo Crew.
The Listing Agreement
Much work has been done and hopefully your anxiety level has been lowered. The house is ready to go on the market. At this time you would enter into a formal written agreement, hiring The Cupolo Crew, to handle the sale of your home. There is a standard listing agreement that we will be asking you to sign. Part of the agreement would include the agreed upon listing price, the duration of the contract which would be 45 Days. If the house does not sell in 45 Days, you are not obligated to continue working with us and there is no cost to you for the services we provided getting your home ready to sell. The commission rate is 5% total, which means 2.5% ( half of the 5%) is paid to The Cupolo Crew and other half (2.5%) is paid to the agent who is representing the Buyers of your home.
Marketing & Photos
The listing agreement has been signed and we are officially partners in getting your home sold.. At the first available opportunity, we will have our professional photographer come into your home and they will providing us with amazing exterior and interior photos. When marketing your home the pictures do say a 1000 words and are critical to giving potential buyers a great first impression. We will use the pictures to generate a virtual tour and You Tube video of your home .
Our marketing strategy is far reaching and covers all aspects of print, websites and social media. We target local buyers as well as buyers from the Greater Toronto area. If agreeable, we would like to invite the public to attend an Open House on a Sunday afternoon between 2pm and 4pm. We promise it will not be a secret your home is for sale.
When an offer comes in, that is when our expertise and experience shines bright. The Cupolo Crew has successfully negotiated over 700 offers in the past 10 years. We are strong negotiators, always protecting the best interest of our clients, while dealing fairly with the Buyers. We dont stop until your happy, once we have an accepted offer, our office handles all the required paperwork arriving at your lawyers in a timely, professional manner. We take you through the process one step at a time, giving you a clear understanding of everything that is happening.
All services and fees described above are applicable to Estate Sales. We also provide an official letter of opinion on the value of the home that can be used by the Estate Lawyer for probate purposes. There is no charge for this letter.
